Commercial Space for Share / Collaboration; Music, Art, Events (New Paltz)

We have a small commercial unit located in New Paltz with room to spare.
It totals in at around 800 square feet, with a 10 x 15' lofted section; is located on the ground floor with a large roll up garage door and access to a loading dock.
There is a large parking lot and a few acres of woods surrounding the unit.
A few neighbors ( commercial ), who are all very nice and mostly keep to themselves.
The space has a lot of versatility; it was previously used as a wood shop and sculpture studio.
Currently, we are working on cleaning it out and transforming it into more of a space for music and possibly events.
After which, come May~ish, we're open to collaborators / renters looking for either raw space for art / music or interested in working with us in the collective facilitation of DIY events.
There could be distinct square footage dedicated to a drawing, painting or printmaking studio if desired.
We will have a decent amount of music gear around as there will be a band practicing there a few days a week and would be open to sharing time here as a practice space as well.
Ideally, a few people and I working in the realm of DIY event production would like to find collaborators interested in using the space as either storage for gear / props / instruments / art stuff etc.
or helping transform the space itself into a low-key venue of sorts.
Anyway, If this sparks any interest, feel free to reach out with ideas / desires! We're pretty open; whether it be someone needing a small studio space or someone interested in entering a full collaborative facilitation.
Rent split is negotiable and depending on the nature of the partitioning.
Would likely be in the 150-425 / month area; most utilities are included, but could change.
